Driveways out here run long, and many of them have no curb to hold the asphalt in. That changes where the surface fails: not in the middle where you drive, but at the edges, from the outside in.
Where the edge gives out
Sunrise Manor has a lot of generous, low-density property, and the driveways reflect it: long approaches, wide turnarounds, sometimes a separate pad for a trailer or an RV. What most of them do not have is a curb, a gutter or a concrete edge holding the asphalt in place. An unconfined asphalt edge has nothing bracing it laterally.
Every vehicle that clips it pushes material outward slightly, water running off the surface undercuts it, and over several seasons the driveway loses width from both sides while the middle still looks serviceable. By the time an owner notices, the edge is often crumbling for a foot inward. Sealcoating does useful work here, and the useful part is not only the coat.
Getting a clean, straight cut line back at the edges and sealing right up to sound material is what stops the next few years of loss. Where the edge has already gone, the honest scope says so and prices cutting back to something solid rather than coating over a crumbling margin.

Water leaving the surface at the edge carries fines out of the base beneath it. The asphalt is left spanning a void, and it breaks the first time something heavy runs over that spot.
A drip line or sprinkler head wetting the same patch of base daily keeps it soft year-round. The edge above it fails repeatedly no matter how well it is patched, until the water is moved.
On a long drive people cut the corners, and trailers track wider than the vehicle towing them. The same few feet of edge take the hits, which is why the damage is usually concentrated rather than spread.
A long asphalt run expands and contracts along its length and relieves that movement in cracks across the width. They are normal, they are filled rather than coated, and left open they let water into the base along the whole line.
How the work runs
Both sides, end to end, looking at the edge condition and where water leaves the surface. On a long drive this takes a while and it is where the scope comes from.
Total area, crack footage, and how many linear feet of edge need cutting back versus sealing to as-is. You get told which is which and why.
Which cracks are filled, which edge runs are cut back, how many coats, and anything we are flagging as a drainage or irrigation cause we cannot solve with sealer.
In that order, with crack filling cured before the sealer goes on. A long drive is usually a staged job rather than a single pass.

Measured on site
Area drives the figure on a long drive, and everything else follows it. For most residential asphalt, driveway sealing in Las Vegas typically ranges from about $250 to $800, with sealcoating generally about $0.20 to $0.45 per square foot and larger multi-car driveways or small lots often $700 to $2,000+ depending on layout. Crack filling typically runs about $0.75 to $2.50 per linear foot for hot-rubber crack sealing. Two Sunrise Manor driveways of identical area can still quote differently, and when they do it is almost always the edges: one has sound margins that take a clean cut line, the other has lost material along fifty feet and needs cutting back to something solid.
Edge repair is quoted on its own rather than buried in a coating rate. The number is fixed after we have walked the full length, since edge condition varies far more between properties than square footage does.
Plan around water
The usual constraint on a large lot is not the weather, it is keeping the surface dry and clear for long enough. On a long drive that is harder than it sounds.
What decides the timing:
If you have an RV or trailer that genuinely cannot be moved for a day, tell us at the walkthrough. We can usually phase around it, but it changes the plan and it is better decided in advance.
If you are comparing quotes on a long drive, check whether each one includes edge work or prices it separately. That single line is usually the whole difference between two numbers.

Sealing a sound edge with a clean cut line helps it resist the next few years of wear. It will not rebuild an edge that has already broken away, and coating over a crumbling margin just hides it for a few months. Where the edge is gone we price cutting back to solid material and tell you how much length is affected.
Almost always water. The side the surface drains toward takes the runoff, and that water carries fines out of the base under the edge. Irrigation on one side does the same thing. We check which it is on the walkthrough, because the answer changes what is worth doing.
Yes, more than most people expect. Daily wetting keeps the base beneath that spot soft, so the asphalt above it keeps failing however well it is repaired. Moving or adjusting the head is usually the cheapest part of the whole fix and it is not something sealer can substitute for.
By area in practice, since coverage is what the materials follow. Edge work and crack filling are quoted on their own because they vary enormously between two driveways of identical size. The written scope separates them so you can see the split.
We can phase the work, and we would rather know in advance. A vehicle sitting on fresh sealer leaves marks, and an area that cannot be given up at all is better identified at the walkthrough than on the day.
Allow a full day at minimum before driving on it, and expect shaded stretches to want more. On a long drive different sections can be ready at different times depending on sun exposure, so we give you a re-open plan rather than a single figure.
